Contact Susan at 540.907.1285 Let’s Go Fishing For A Great Lake Place For You! he adage that “Real Estate is Hyper-Lo- cal” is so very true at Lake Anna!  Ours is predominantly a “re- sort and second home” market, which differs dramatically from traditional markets.  Our buy- ers are not focused on finding a home in the right school district or the most convenient commute to their office. Take away those typical criteria and Lake Anna buyers are unsure where to start their search. Lake Anna clients benefit from a Lake Anna expert who can lis- ten to their dreams and translate them into one of the variety of unique homes and boating areas Lake Anna has to offer. You ask “How is the Market?” I am happy to report, 2016 has been a good year for Lake Anna sales volume. Our waterfront homes sales have increased 10% over last year, water access home sales are up 16% year over year.   Both waterfront lots and water access lot sales have increased 53% compared with this time last year. Our surrounding traditional housing markets are reporting a shortage of available housing, which leads to an increase in their sales prices.  Nationwide, areas with high inventory are not yet experienc- ing sales value increases. Lake Anna currently has an unusually high inventory in all segments of our market.  While we have strong sales volume, and a slight increase in sales prices, we still have more properties available on the market than the number of buyers. The good news is that our buy- ers come from our surrounding regions, where economic con- fidence is stronger and buyers are feeling comfortable enough with the economy that they can pursue a vacation home or prop- erty. Our current inventory means Lake Anna has a wide variety of properties and price points to satisfy every potential buyer. With mortgage rates still histori- cally low, and Lake Anna pricing still quite reasonable, this cre- ates the perfect environment for buyers. The best is yet to com. Real- Chief Economist, Jona- than Smoke, reports that nation- wide consumer confidence is at a nine-year high.  Additionally, consumers have improved their personal finances and borrow- ers’ credit scores are up signifi- cantly. The unemployment rate is reportedly low and the job market is strengthening.  Statistics also show that unique visitors to real estate websites were up 11% in August of 2016 over the previous August.  Given this bright outlook by real estate economists, our Lake Anna mar- ket should continue to improve. It’s not too late, either. Many think our selling season is over, but that is not the case.
